Take the Middle Road
For more than 20 years, Middle Road Furniture has worked inside high-yield rental properties, co-living homes, and rooming accommodation.
Over time, one thing has become clear: most furnished properties miss the mark. Either too much is spent on designer pieces that tenants can’t afford to replace, or too little on flat-packs that fail within months.
Middle Road sits in between: durable, practical furniture packages designed for investment properties and the people who actually live in them.
We understand what tenants respond to, what property managers deal with, and what investors expect from a finished result. It’s not just about how a property looks on day one, it’s how it performs over time.
Servicing Brisbane, South East Queensland, Melbourne and regional Victoria.

Case studies on our Complete Package
Preston, VIC
This nine-bedroom rooming house in north-west Melbourne was limited in internal space, with natural light coming from large rear sliders. The layout and furniture selection were structured to maximise usable space in each room without overcrowding, maintaining comfort across both singles and couples rooms.
Result: Strong presentation with functional, well-balanced rooms designed for tenant use and long-term performance.
Moorooka, QLD
Large five-bedroom homes positioned on a narrow inner-city block, with limited access but large internal space. This allowed flexibility in additional pieces and placement, while each house was finished with a slightly different tone to suit both light and darker preferences.
Result: Two well-presented homes ready for market, with layouts designed to suit a range of tenants and maximise appeal.
Zillmere, QLD
Light, open-plan home in Brisbane. In this market, coastal and Hamptons-style finishes show up everywhere — locals are into it, and it works. Rather than overdo it, we applied that expectation in a simple way — keeping the layout clean, the selections consistent, and the overall feel easy to live with.
Result: A home that feels familiar, presents well, and holds up over time — without spending more than needed.
Hamilton, QLD
Two modern co-living homes with slightly darker internal finishes, requiring a balanced approach to maintain brightness and usability. Furniture selection focused on contrast and layout clarity, ensuring the spaces remained functional and visually clean.
Result: Strong presentation across both properties, with durable, practical setups delivered efficiently and ready for immediate use.
Slacks Creek, QLD
A standalone two-storey home in Slacks Creek, featuring a larger-than-usual common area that required a considered approach to furniture selection and layout. Additional pieces were incorporated to properly fill the space, creating a balanced and functional environment without compromising flow. The bedrooms were comfortably sized, allowing our base package to present strongly while maintaining a clean and practical feel throughout.
Result: A well-balanced home with a fully utilised common area and comfortable, functional rooms — delivering a cohesive setup suited for everyday living and long-term performance.
